Getting a home extension done is never cheap. On the other hand, it can be very frustrating to have a plan for one set out and having to wait longer and longer. After adjusting your plans to these handy tips, the whole project might be more affordable than you had thought!

First of all, try to keep some simplicity in your design. Corners and curves are very expensive to construct, so you may want to make your design a little more basic. A square footprint with a simple pitched roof if probably your cheapest option. Keep any planned doors and windows to a standard size too. For your materials, use standard, readily available products rather than made-to-order ones. I know, this takes some of the creativity out of your project. However, the amount of money you can save through these choices may mean the difference between the extension happening or not. If you can, you should also avoid groundwork complications. Avoid trees, drains, and other underground structures to shave some money off your groundwork costs.

Do as much of the work as possible yourself. In a typical domestic extension, labour costs make up a half to two-thirds of overall cost. Shocking, isn’t it? You can probably do all the landscaping, general labour, and decorating yourself. Consider doing the fitting, tiling and so forth yourself as well, but don’t bite off more than you can chew. Ensure you have the right skills, and read up before jumping into any DIY work. Poor workmanship on your extension can often end up increasing your costs, rather than reducing them. Hiring professional construction workers is expensive, yes. They’re called “professional” for a reason though.

However, it’s frustrating to realise that you could have been paying far less for certain products. When browsing for flooring, go for things that are in stock rather than samples you need to order. Remember that the price of flooring doesn’t necessarily reflect quality. Flooring manufacturers offer pretty big discounts to stores which buy in bulk, which can work to your advantage. Take your time with things like lighting as well. Even the most experienced construction professionals are surprised by how effective LED lighting can be because its so cost effective with the likes of GU10 bulbs. Also, don’t take any waste materials straight to the tip! Many of these can be recycled or resold, which will trim your overall cost.

Apply this advice during your extension, and you’ll be amazed at how much cheaper it works out! Although we all like to save money, don’t let it become your only goal in this project. While certain measures can help your finances, trying to scrimp every last penny can be damaging. Do your research and apply common sense in every step.
